CENTRE ST • LEE’S

TERMS &
ACCESSIBILITY

UPDATED SEPTEMBER 30, 2026

Booking details

The booking confirmation and itemized checkout quote identify the customer, contracting business, venue, selected dates, access hours, guest count, services, payment amount and security hold.

In this agreement, “Member” means the customer identified in the booking; “Reservation” means that booking; “Premises” means the booked space; “Guests” includes the customer’s invitees, vendors and contractors; and “LEE’S” means LEE’S FASHION LLC, the operator identified on the current website.

LICENSE TO USE THE SPACE

Subject to this Agreement, LEE’S grants Member a limited, nonexclusive and revocable license to use the booked Premises solely for the agreed event during the confirmed access hours. Revocation is subject to the cancellation and refund provisions of this Agreement. This is a license, not a lease, tenancy, sale or easement; no title, residential right or leasehold interest is created. No living, sleeping or residential use is permitted. Member is responsible for Guests, including invitees, vendors and contractors.

BOOKING TERMS

YOUR ROOM & DATE

Your agreement identifies the contracting business, space, dates, access hours, services and total due. Review it before paying. Each selected date is a separate event date, not an alternative hold.

Full payment confirms and reserves your booking; confirmation follows by email. Prior approval is not required. Management reserves the right, at its sole discretion, to cancel any booking that violates our policies, is misrepresented, or does not conform to our safety or noise standards. If we cancel for our own reasons, you will receive a full refund. Events beyond our reasonable control are addressed separately under Force Majeure below. If we cancel because of your breach of the agreed booking rules or misrepresentation of the booking, payments may be non-refundable or partially refundable, depending on the circumstances, at management’s sole discretion and to the extent permitted by applicable law. Management will explain its decision and any refund in writing. If an event is stopped after it begins, time and services already provided may be taken into account. Mandatory legal rights remain unaffected. Selecting dates, saving carts, inquiries and visits do not reserve space.

PAYMENT

All prices are USD. Rental, services, administration, tax and security holds are itemized before payment. Your agreement sets payment deadlines, deposit handling and other event charges. Credit-card processing fees may be charged where permitted by law and applicable payment-network rules, but will not exceed the permitted amount or our actual processing cost. Any applicable fee and the total credit-card price will be disclosed before you agree to pay; this clause does not authorize an undisclosed fee after payment. Custom packages need written team approval; “team quote” items are not free. Our checkout applies no sales tax to room rental alone or where you independently hire and pay your caterer. When we arrange catering or beverage service and collect its payment as part of your booking, we apply NYC sales tax at the applicable rate to the room, catering and related event charges. Separately taxable add-ons may be taxed even without catering. Direct-billed caterer charges are excluded from our payment; the caterer handles tax on its invoice. Separately stated gratuities paid in full to staff are excluded from sales tax. Bundled charges remain taxable unless a gratuity amount is separately identified on your invoice. Adding catering or bar service to a fixed room quote requires a refreshed itemized quote before payment.

STANDARD BOOKINGS

For space rental, if you cancel after payment, no refund or credit is due. Dates cannot change unless you chose flexibility when booking. Catering is governed by the separate catering cancellation policy below. Non-excludable legal rights and remedies still apply.

FLEXIBLE DATE OPTION

If you selected the flexible date option at checkout, change your space booking date up to 7 days before the booking, subject to availability. No additional change fee or refunds; base-rate differences may apply. Catering, staffing and other separately booked services remain subject to their own confirmed terms.

SECURITY DEPOSIT & BOOKING CHANGES

A security hold, itemized at checkout, applies per booking, including bookings covering both LEE’S rooms. It is a separate card authorization placed one day before your reservation, not a charge collected at booking, and is excluded from the purchase subtotal and tax estimate. After your event, management approval will be requested before we manually release the hold. Card authorizations expire under your bank’s and card network’s rules and may be released automatically before management review. By accepting the booking terms, you authorize us to save your card for this hold and to collect documented damages or additional charges under your booking agreement, including amounts exceeding the security hold. We will provide an itemized explanation of any retained funds or additional charges, including applicable sales tax. The authorization itself is not taxed. If your card is unavailable, declined or requires further authentication, the unpaid balance remains due. If we cannot supply the agreed space or services, we will contact you to resolve matters under your agreement and applicable law. Mandatory consumer rights remain unaffected.

BOOKING SERVICES

TYPE, HOURS & HEADCOUNT

Provide an accurate booking type and tell us if plans change. All times are New York time. Deliveries, setup, use and breakdown must fit agreed access hours; capacity and layout limits apply throughout. Catering and custom bar packages require a confirmed headcount. The base bar package includes beer and wine, with a minimum of 15 guests. It includes water, ice, house soft mixers, red, white, and orange wine, and non-alcoholic options upon request. A natural-wine upgrade is available. Cocktail bars and bartenders are additional.

CENTRE ST FREIGHT ELEVATOR

Freight elevator loading in/out is available Monday–Friday, 9 AM–5 PM New York time. The standard add-on covers loading during this window on each selected booking day, regardless of your event hours. It does not include following-morning elevator access. Discuss any special loading outside these hours or on a separate day with management; special arrangements require management confirmation.

ADMINISTRATION & STAFFING

Administration and required services are itemized in your quote. We generally have a staff member available during booking hours as a point of contact for questions, but this is not a guarantee of dedicated or continuous staffing. Additional staffing is billable at the rates and hours shown at checkout or in your separately accepted quote. Requests should be made at least seven days before the event and remain subject to availability.

All catered events, including outside catering, require 1 dishporter, or 2 above 80 guests. When adding bartenders, minimums are 1 for 1–30 guests, 2 for 31–80, and 3 for 81–200, within venue capacity. Bartenders default to zero. Site coordination has a 4-hour minimum per date; choose the coverage hours you need. Photography and video scope, editing and delivery are agreed with the provider. Your quote states staffing rates/hours. Staffing and planning may be added later subject to availability; required staffing must be finalized with the team.

GRATUITIES

Gratuity is included in catering and staffing booked through us. Additional tips are always welcome, entirely optional, and passed directly to the staff. We do not collect additional tips during checkout. For services contracted and billed directly by an independent provider, refer to that provider’s agreement.

OPTIONAL CATERING & ADD-ONS

Tablecloths and napkins are available to rent on the website at the checkout price, subject to availability. Rented linens remain our property; loss, damage or unusual cleaning may be charged as documented incidentals. CENTRE ST offers champagne coupes; martini glass rentals are unavailable there. Members and Guests may not move furniture or plants; only our staff may do so. Table and chair arrangements may be requested in advance at no additional charge. At CENTRE ST, moving other furniture or plants requires advance arrangement and an additional charge. Sofas and plants remain in the LEE’S spaces.

Catering, bar, floral and planning services are optional and may be added later, subject to availability and ordering deadlines. Certified third-party vendors supply food; licensed third-party vendors supply alcohol and require government-issued 21+ ID. CENTRE ST and LEE’S act as your booking agent: independent providers supply requested products/services, not the venue. All caterers are independent third-party businesses, including our preferred caterers described as “house” catering. Room rental and catering are separate services. Depending on the caterer, we may collect catering charges on its behalf, or the caterer may invoice and collect payment directly from you. Your quote or catering agreement will identify the provider, who collects payment, and which charges are included in your website payment. Amounts billed directly by the caterer are payable separately. Independent suppliers may have separate payment/cancellation terms. Photos and sample menus are illustrative. Disclose allergies/dietary needs to the team and caterer before confirming a menu; confirm suitability with the food provider.

CATERING CONFIRMATION, CHANGES & CANCELLATION

Unless a separate written catering agreement accepted by you provides otherwise, catering is confirmed upon full payment of the catering invoice. If you cancel confirmed catering more than 14 days before the event, 50% of the amount paid for catering will be credited toward a future catering booking at the Premises. No cash refund is due. At 14 days or less, no catering credit or refund is due. Credits expire one year after issuance and are non-transferable. This credit applies to catering only, not room rental, separately booked staffing or other services. A separate accepted catering agreement overrides this default policy for that catering service.

Changes to the confirmed catering headcount within 72 hours of the event start require written approval. Approved increases may increase the price. Reducing the headcount does not reduce the confirmed catering charge or create a refund or credit, unless a separate accepted catering agreement says otherwise.

OUTSIDE CATERERS

Outside caterers unfamiliar with the space must consult with our team at least seven days before the event to review kitchen procedures and requirements. Management may require an increased security hold for outside catering; any increase will be disclosed and agreed in writing before the event.

OVERTIME & ADDITIONAL ACCESS

Deliveries, setup, the event and load-out must finish within the agreed access hours. If Member or any Guest remains afterward, unplanned overtime is charged at $500 per hour per floor occupied, plus $100 per hour for each staff member assigned to assist, rounded up to the next half-hour. Overtime is subject to availability and does not grant a right to remain. Extra access hours purchased and confirmed in advance are offered at lower rates, as shown at checkout, and apply only to the confirmed additional hours. Additional documented charges may be collected from the card on file or invoiced under the security-hold provisions.

CLEANING, TRASH & SUPPLIES

Standard post-event cleaning includes five cleaner-hours at CENTRE ST and three cleaner-hours at LEE’S. A cleaner-hour means one cleaner working for one hour. Additional cleaning is billed at $50 per hour per cleaner, with documented time and charges. Excessive mess, damage, repairs and unusual cleaning are additional. Included trash removal covers five 33-gallon bags at CENTRE ST and three 33-gallon bags per booked floor at LEE’S. Excess trash is billable at the rate disclosed in your checkout or accepted quote. Basic supplies are provided in standard quantities; additional supplies or rentals requested beyond the included allowance may be billed at the agreed price.

GUIDED VISITS

Visits require a confirmed appointment within host availability, last at most 15 minutes, and do not hold dates. Bookings take priority. Contact the team for assistance or accommodations.

DECORATIONS & DAMAGE

No nails, screws, staples or other penetrating attachments may be used on walls or floors. Glitter and confetti are prohibited. Dinner-table candles may be used only where permitted by applicable fire rules and venue instructions, must be monitored and properly extinguished, and are used at Member’s risk to the extent permitted by law. Members and Guests are responsible for damage they cause; documented repairs or replacement costs may be invoiced or charged under this Agreement.

CONDUCT, NOISE & COMMON AREAS

Member and Guests must act lawfully and considerately, comply with capacity limits and maintain noise within legal and venue limits. Management may remove persons or stop an event for disorderly, dangerous or unlawful conduct; the management-cancellation provisions govern any refund. Events with music approaching permitted maximum noise levels require experienced, appropriately licensed security personnel arranged in advance with management. Keep sidewalks, stairs, lobbies, elevators and other common areas clean and unobstructed; Guests must not congregate there beyond quiet, orderly entry and exit, especially between 5 PM and 9 AM. Vendors must not double-park or obstruct traffic unlawfully.

LOAD-OUT, RENTALS & LEFT PROPERTY

All property brought by Member or Guests must be removed by the agreed end of access unless management approves another arrangement in writing. Venue rentals and materials must remain at the Premises. To the extent permitted by law, items left after the agreed load-out time without written arrangements may be treated as abandoned and forfeited; reasonable, documented removal, storage or disposal costs may be charged. Property brought to the Premises is at its owner’s risk, subject to liability that cannot lawfully be excluded.

SMOKING, PETS & STAFF ACCESS

Smoking and vaping are prohibited inside or immediately adjacent to the Premises. Documented remediation costs may be charged for violations. Pets require prior written approval; service animals and legally required accommodations are permitted. Venue personnel may enter and leave during the Reservation for operations, assistance, safety and compliance.

PERMITS, ALCOHOL & COMPLIANCE

Member must coordinate the event plan with management and obtain event-specific permits and approvals required for Member’s activities. For indoor gatherings of 75 or more people, confirm with management that the proposed use and layout are covered by the applicable Place of Assembly approval or obtain a Temporary Place of Assembly Certificate of Operation where required. This threshold does not authorize attendance above the space’s lawful capacity, and payment does not substitute for any permit.

Alcohol service must comply with New York State Liquor Authority requirements and be covered by the license and any event-specific permit applicable to the event. Hiring a caterer does not by itself establish that off-premises alcohol service is authorized. Provide evidence of required licenses and permits on request before the event. No alcohol may be served to anyone under 21, and required government-issued identification must be checked. Management may refuse admission or remove intoxicated, disruptive or dangerous Guests. Member is responsible for its and its Guests’ conduct and for documented fines, costs or losses attributable to their violations, to the extent permitted by law; amounts invoiced are due within ten days. These provisions do not transfer the venue’s own non-delegable legal obligations to Member.

LIMITATION OF LIABILITY; RELEASE

To the maximum extent permitted by law, Member understands there are inherent risks associated with private events, including (without limitation) risks related to historic buildings, food and beverage consumption (including allergies), alcohol service or consumption, and the actions of third parties. In consideration of the license granted under this Agreement, Member—on behalf of itself and its owners, officers, employees, contractors, agents, invitees, heirs, and assigns—releases and forever discharges LEE’S FASHION, LLC (“LEE’S”), its parents and affiliates, landlords, owners, managers, officers, employees, agents, contractors, service providers, caterers, vendors, suppliers, managers, members, and insurers (collectively, the “Releasees”) from any and all claims, demands, damages, losses, liabilities, costs, or causes of action of any kind, whether known or unknown, arising from or related to the Reservation or Member’s or any Guest’s presence on or use of the Premises, except to the extent caused by the Releasees’ sole gross negligence or willful misconduct.

No Personal Liability. Under no circumstances will any individual manager, member, officer, employee, or agent of any Releasee have personal liability arising out of or related to this Agreement.

Cap on Liability. IN NO EVENT will the Releasees’ aggregate liability to Member for any and all claims arising out of or related to this Agreement exceed the total amounts paid by Member to LEE’S under this Agreement.

CONDITION OF THE PREMISES

Member accepts the Premises and their equipment in their existing condition, subject to the agreed booking description and rights that cannot lawfully be excluded. No additional express or implied warranty is made to the extent permitted by law. LEE’S will disclose known material defects that would prevent the agreed use. Member assumes ordinary risks of use, except to the extent caused by LEE’S sole gross negligence or willful misconduct or otherwise excluded by law.

FORCE MAJEURE

Neither party is liable for failure or delay caused by events beyond its reasonable control, including natural disaster, fire, flood, war, terrorism, civil unrest, government order, labor dispute, public-health emergency or utility/infrastructure failure. Payment obligations already due are not excused, except as required by law. If such an event prevents us from hosting, we will work in good faith to reschedule within 12 months and apply amounts paid as a credit. Monetary refunds are not required solely because of force majeure except where required by law. This clause does not cover a discretionary cancellation for our own reasons.

COMMUNICABLE DISEASES

Member and Guests acknowledge and assume the risks associated with communicable diseases and attendance at an event, and release the Releasees from related claims to the extent permitted by law, except to the extent caused by their sole gross negligence or willful misconduct. We may reasonably adjust procedures to comply with applicable public-health guidance or law; Member and Guests must cooperate.

INDEMNIFICATION

Member agrees to defend, indemnify, and hold harmless the Releasees from and against any and all claims, demands, losses, liabilities, damages, costs, and expenses (including reasonable attorneys’ fees and costs) arising out of or related to: (a) the acts or omissions of Member, any Guest, or any vendor/service provider engaged by or on behalf of Member; (b) Member’s breach of this Agreement; (c) violations of applicable laws, rules, or regulations by Member or any Guest; or (d) the service or consumption of alcohol by Member or any Guest; except to the extent caused by the Releasees’ sole gross negligence or willful misconduct. This indemnity applies to claims brought by Guests or third parties.

CATERING & ALCOHOL LIABILITY

To the fullest extent permitted by law, Member assumes the risks of the food, beverage and alcohol services it requests and will defend, indemnify and hold harmless the Releasees from claims, damages, penalties and reasonable costs, including attorneys’ fees, arising from those services, Member’s vendors or Member’s failure to obtain required permits or coverage, except to the extent caused by the Releasees’ sole gross negligence or willful misconduct. This includes services introduced or coordinated by LEE’S; independent providers remain responsible for their own services and legal obligations. Member must promptly report injuries, property damage or other incidents to management, and immediately report an emergency requiring emergency services.

INSURANCE

Valid special event liability insurance coverage is required and is the sole responsibility of Member. The insurance shall, at Member’s sole expense, provide and maintain public liability and personal property damage insurance, insuring LEE’S employees, contractors and contracted vendors against bodily injury, property damage, personal injury and other loss arising out of Member’s use and occupancy of the Premises, or any other Guest, worker or occupant of the premises, including appurtenances to the premises and sidewalks. The insurance shall have a single limit liability of not less than One Million Dollars ($1,000,000.00), and general aggregate liability coverage of not less than Two Million Dollars ($2,000,000.00). The parties listed on Schedule A hereto shall be named as an additional insured of said policies of Member. Member’s refusal or failure to hold insurance shall in no way affect Member’s liability and responsibilities under this Agreement. Failure by Member to obtain insurance pursuant to this paragraph by or prior to the Reservation Date shall constitute a material breach of this Agreement.

Schedule A — additional insured parties

LEE’S FASHION LLC; RABER ENTERPRISES LLC; CANBOW REALTY CORP.; RABER 171 CANAL LLC; ARISTOCRAT MANAGEMENT INC.; M.Y. REALTY INC.; USCNTV LTD; ARTIFACT NO. 224 LLC.

GOVERNING LAW & DISPUTES

This Agreement is governed by New York law without regard to conflict-of-law rules. Subject to mandatory legal rights, the parties consent to exclusive jurisdiction and venue in the state and federal courts located in New York County, New York.

ASSIGNMENT, NOTICES & RELATIONSHIP

Member may not assign or delegate this Agreement without LEE’S prior written consent. Notices must be in writing and delivered personally, by registered or certified mail, recognized overnight courier, or email to the contact details identified in the booking or subsequently designated in writing. Notices take effect on receipt. LEE’S may rely on Member’s email and online booking communications. The parties are independent contractors; no partnership, joint venture, employment or fiduciary relationship is created. Except for expressly authorized coordination of third-party services, neither party may bind the other.

AMENDMENTS, WAIVER & SEVERABILITY

Changes must be mutually agreed in writing; a waiver must be confirmed in writing by the party giving it. A waiver of one breach does not waive a later breach. If a provision is unenforceable, it will be limited to the extent permitted by law, and the remaining provisions continue in effect. No provision excludes a right, remedy or liability that applicable law does not permit the parties to exclude.

ACCEPTANCE & COMPLETE AGREEMENT

The person accepting represents that they have authority to bind Member. Electronic acceptance and signatures may be used; counterparts together form one agreement. This accepted version, the booking confirmation and itemized quote, and any expressly accepted written service agreements constitute the complete agreement for the Reservation and replace prior discussions on the same subject. Specific written variations mutually accepted for this booking control the subject they expressly vary; separate catering terms control catering as stated above. Otherwise, this accepted version controls over inconsistent older forms. Later website edits do not alter an already accepted booking agreement without mutual written agreement.

ACCESSIBILITY

We target WCAG 2.2 AA for booking accessibility. This website has not been independently audited and is not certified compliant.

USING THE WEBSITE

You can also select TEXT UPDATES in Booking Details when reviewing a booking. The checkbox is unchecked for a new opt-in and is separate from acceptance of booking terms. Giving a phone number, signing in or making an inquiry does not by itself subscribe you to texts. Consent is not a condition of booking; email updates remain available.

PRIVACY & YOUR ACCOUNT

PRIVACY NOTICE · UPDATED SEPTEMBER 29, 2026

This notice describes the shared CENTRE ST and LEE’S account and booking website, operated by LEE’S FASHION LLC. Sign-in and submitted inquiries use real account and contact information, including while other booking features are being tested.

GOOGLE SIGN-IN

If you choose Google sign-in, Google shares your account identifier, email address, name and profile picture, when available, with our authentication service, Supabase Auth. Supabase stores these details with your account profile. We use your verified identity to sign you in, associate your account with saved carts and booking records, and display your first name. Google sign-in does not give this website access to your Gmail messages, Google Drive files or personal Google Calendar.

Your sign-in information is processed by Supabase and our application hosted on Vercel to provide account access. Authorized venue staff use relevant account and contact information to respond to your requests and manage your bookings. You enter your Google password with Google, not on this website. You can remove the app’s connection in your Google Account settings; this does not by itself delete account, inquiry or booking records already stored with us.

INQUIRIES, CARTS & BOOKING RECORDS

Inquiry forms store the contact details, dates, event plans and messages you submit in our Supabase database for team review. An inquiry does not reserve space or collect payment. Account and booking features also store the details and preferences you provide to manage your requests, agreements and reservations.

Staff may save a custom cart for a customer email; the matching verified account can view it. Anyone with its separate random sharing link can view quoted items until expiry, without seeing the customer email or staff identity. Keep confidential information out of shared items and notes.

COOKIES & SAVED SELECTIONS

Supabase Auth uses session cookies to keep you signed in. The site can save room, date and add-on selections in this browser for up to seven days so they survive a sign-in or return visit. That local cart draft excludes contact details, payment details and agreement acceptance. Clearing browser storage does not delete records held in your account.

Clearly labeled demo accounts, availability, holds and visits are separate browser-session examples. The button below clears those examples for this tab; it does not delete your signed-in account or submitted inquiries. The email-list signup remains a preview and does not submit or subscribe an email address.

COMMUNICATIONS & SITE OPERATIONS

Account and booking emails use the email address associated with your account or request. Optional booking texts require your consent and a mobile number. Message frequency varies; message and data rates may apply. Reply STOP to opt out or HELP for help. Signing in with Google does not subscribe you to marketing. See the SMS terms for the text-update program and opt-in steps.

Our inquiry analytics record venue views, inquiry starts and saves with random session identifiers and campaign labels; those analytics fields exclude names, emails, phone numbers and message text. A temporary keyed network identifier helps limit spam. Hosting and authentication providers may process technical request information to operate and protect the service. External websites and services have their own privacy notices.

We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes. Mobile numbers and SMS consent are not sold or shared with affiliates or lead generators for marketing or promotional purposes. We share information with service providers only as needed to operate and deliver the communications you request, such as Twilio for text delivery.

OPTIONAL GOOGLE ANALYTICS

When enabled on booking.centre.st, optional Google Analytics helps us understand public page visits, booking-flow starts and saved inquiries. The Google tag loads only after you choose ALLOW ANALYTICS. It uses analytics cookies and sends Google technical information about your browser and visits. Our event fields exclude contact details, booking dates, payment information, account identifiers, private links and message text. We do not enable advertising personalization or Google signals.

Use PRIVACY CHOICES in the footer to allow or refuse analytics at any time. We remember your choice in this browser for up to 180 days; analytics cookies have the same maximum duration. Refusing analytics does not affect sign-in or booking. A Global Privacy Control signal is treated as a refusal. Withdrawal stops future collection through this integration and removes its cookies; it does not erase information Google already received. Read how Google uses information from sites that use its services.

QUESTIONS & DATA REQUESTS

For questions about your information or to request access, correction or deletion of account or inquiry data, contact email@centre.st or email@leesoncanal.com. Please identify the account or inquiry concerned without sending a password or verification code.
